Where Germany's Next Data Centres Are Being Built

Germany's data-centre market is no longer just a Frankfurt story. The Rhine-Main region remains the country's dominant interconnection hub, but large new projects are appearing in Berlin-Brandenburg, North Rhine-Westphalia and northern Germany.

The common driver is power. Fibre and customer proximity still matter, but the ability to secure a large grid connection increasingly determines where a hyperscale campus can actually be built.

Frankfurt and Hesse remain the centre of gravity

CloudHQ, CyrusOne, DATA4, Green Rocks and other developments keep Frankfurt and the surrounding Hesse region at the centre of the market. CBRE also reports that the development boundary is moving farther from the immediate city.

That is an expansion of the Frankfurt market rather than its disappearance. Operators still want access to its dense network ecosystem, but they have more incentive to locate physical capacity outside the tightest grid zones.

Berlin, NRW and the north are becoming more important

AWS's European Sovereign Cloud gives Brandenburg a strategic role, while maincubes is developing a large Berlin campus. North Rhine-Westphalia has projects in Grevenbroich, Bergheim, Wesseling and the Lippe region.

The Schwarz Digits campus near Rostock is the clearest northern Germany example, with a 240MW initial phase and much larger long-term potential.

The next ranking should be about deliverable power

Project announcements alone will not determine which region becomes the strongest alternative to Frankfurt. The key variables are grid connection, construction progress, fibre, planning and the pace at which capacity is commissioned.
